Governing Documents
The governing documents for Harrison Woods include the Declaration of Covenants & Restrictions for Harrison Woods Subdivision (C&R) and the Second Amended and Restated Bylaws. The C&R is the legal document that establishes the development as a whole and provides guidelines for living in the neighborhood. It is filed with the Register of Deeds in Loudon County and is the most important document pertaining to the neighborhood. Homeowners inherently agree to abiding by this document and everything it says as it is considered the "covenant running with the land". Therefore, it is important for every owner to be familiar with it.
The Second Amendment and Restated By-Laws of The Harrison Woods Homeowners' Association, Inc. is the document that establishes how the association is to be run.
Another foundational document is the Charter for the association. It establishes the corporation that is the HOA.
Other foundational documents for the neighborhood can be found here. The neighborhood has had a bit of a history especially being started around the time shortly before the nationwide real estate crash of 2008. Current and past Board members have worked hard to preserve the homeowners' rights within the neighborhood and HOA.
As of September 19th, 2017, the Board and ACC unanimously adopted the Harrison Woods HOA - Violation Policy. This version is updated as of June 4, 2018. This document was put together by the Association in conjunction with the HOA's attorney and basically gives the restrictions more "teeth" by setting up a schedule of administrative fees that are charged to the accounts of those who violate the governing documents if they do not correct their violations.
